 房地产行业洗牌已经拉开序幕。希望这是涅槃后的更生之旅,而不是全面衰退的开始。

  房地产市场热到火烧,固然是经济不健康的表现,但房地产市场从发烧到结冰,缺乏过渡周期,同样会使宏观经济产生不良反应。

  房地产行业洗牌已经拉开序幕。希望这是涅槃后的更生之旅,而不是全面衰退的开始——市场下行周期中的“弱肉强食”能让市场更健康,而所有企业玉石俱焚或者某些企业借用政策优势以劣质基因横行市场,则是行业的不幸。

  目前,房地产商绷到极限的资金链,被许多人认为是打破房地产现行生态链的第一块多米诺骨牌。

  5月28日,中国房地产及住宅研究会等组成的中国房地产测评中心发布《2008年中国房地产测评报告》,预测两年内三成的房地产企业将因无法拿到土地而退出市场,两成的房地产企业将因资金危机被吞并,三成企业艰难度日,只有两成的房地产商可以过上太平日子。

  从宏观数据上看,钟伟先生认为,中国房地产公司上半年的资金缺口多达4000亿元,相当于一年房地产所需投资总额的1/5。从具体市场行为上看,一些房地产商不惜代价进行融资。房地产业融资成本年利率高达20%~30%的融资案例多不胜数。高利贷借贷行为蔓延说明房地产商已经被逼入墙角,他们不惜以高息融资饮鸩止渴。

  对求资若渴的房地产开发商,面临的只有三种选择,或是在高息贷款中慢性自杀,或者被他人并购瞬间逝去,最为主动的做法是收缩战线回收现金流,对土地进行集约化运作。

  房地产面临的生死考验是政策倒逼的结果。房地产业生态链的变化取决于如下两个因素:首先是土地为王模式向现金为王模式的转变,其次是信贷紧缩政策。

  2006年、2007年,土地是房地产业的生财捷径,土地作为抗衡通胀的资产品种受到追捧,通胀预期越高,土地价格越升,围绕高价地形成完整的房地产生态链——投资者根据房地产上市公司的土地储备决定投资行为,银行也根据土地抵押决定贷款额度,房地产商根据高地价与资产溢价水准抬高房价。

  突然之间,一切发生了变化。土地不再是融资、高房价的保证。前两年高价拿地、资金链紧张的房地产商成为市场下行周期中首当其冲的受害者。投资者更关心的是房地产公司的现金流,而不是土地储备。

  有关方面已意识到这一点。6月15日,国务院召开会议,在强调金融安全的大命题下,要求稳定房地产市场。有人以为,房地产开发贷款与个人贷款总体相加不过占银行贷款总额20%左右,即便房地产行业彻底垮台又如何?

  结果很严重。目前银行贷款所收到的抵押品很大一部分是土地和房产,如果房地产价格大幅缩水,将引发连锁反应。当房价跌幅大过重置成本,投资者会选择拒绝还贷,而银行接受的大量抵押房产价格下挫。这对于在次贷危机中损失不小的银行而言,绝不是什么好消息。中央从金融安全的高度看待房地产业绝不是无的放矢。

  房地产市场的过热与过冷都不是市场价格的正常反应,而是政策与投资非理性的表现。房地产从来都是宏观调控的重要工具,2003年非典之后,房地产是拉动内需、走出通缩的重要武器,这虽然有助于中国经济跳出东亚经济衰退周期,但后遗症是造成了房地产行业的急功近利,在高温下竭泽而渔。2005年开始的调整周期目的明确,为了抑制过热的经济,避免房地产问题火烧连营,祸延宏观经济。

  事实上,意识到房地产行业健康发展的重要性,改变以政策手段挑动或者抑制需求的做法,使房地产行业、围绕房地产的情绪回归理性,这不仅是开发商的责任,也是政府的责任。

They participate in day rides, tours and time trials. Massed start racing of upright Baby tricycles is limited to one or two criteriums such as in Bungay, Suffolk each year.

An often-noted problem with recumbent trikes, much debated by trikers and recumbent riders of all kinds, is their poor climbing ability: the rider can\'t get out of the saddle and stand up on the pedals to climb hills. Trikers argue that they make up the time lost going up hills by going much faster on the downhill side because <a href=http://www.tricycle.ie/>www.tricycle.ie</a> of the low, aerodynamic riding position. In fact tadpole trikes hold most of the current human powered vehicle speed records. More germane to trikes climbing ability is their weight: Trikes are always heavier than bikes of the same quality. Trikes strongest suits are cornering, stability, comfort, rider stamina and terminal velocity. They also have some not so obvious benefits: the rider doesn\'t need to uncleat at stops (which also makes for quicker getaways), the ability to ride and climb at very low speed and the upright position giving a much more pleasant view of the world around. Shortcomings that potential tadpole trikers should realize center on the low riding position which makes the who lyrics them difficult to mount (grab handles are often available) and makes them hard to see in traffic, so flags and blinking lights are often used. Visibility concerns become minimal on bike trails and off-street riding.


Manufacturers
Makers of upright trikes include George Longstaff, Higgins, and Pashley Cycles in the UK. Italian company Di Blasi make a folding upright trike, which folds to a compact 68 x 28 x 62.5 cm. There are also many inexpensive, mass-produced upright trikes available through mass-market retailers. They are generally heavy and of uneven quality, but are perfectly suitable for occasional, low-demand riding, especially by those with mobility problems.

Makers of recumbent trikes include KMX; Hase (who make the Kettwiesel delta, improbably named after the British children\'s programme Catweazle); Inspired Cycle Engineering, who make the Trice range of tadpole trikes; AVD, who build the record holding Burrows Windcheetah or Speedy, a design exhibited in the Metropolitan Museum of Modern Art (MoMA); Australia\'s Greenspeed, one of the oldest manufacturers; Michigan-based WhizWheelz, which makes 10 models, including a sub-US$1000 model tadpole and a tandem; and Big Cat HPV which builds the 6 Catrike models in Florida. The largest manufacturer of recumbent trikes is Sun Bicycles who make both tadpole and delta trikes. The deltas are built from designs licensed from Gardner Martin\'s EasyRacers, the premiere maker of recumbent bicycles. Sun bicycles are factory-made in Taiwan and are among the least expensive trikes of good <a href=http://www.biztrademarket.com/company_Toys_11_93.htm>Baby tricycle</a> quality.

In the past trikes have been associated with homebuilders as manufactured trikes are extremely expensive due to the small order numbers and the high quality of hand-built construction. Most good quality adult trikes cost at least $US2000 and the best can easily exceed $US3500 (though several moderate quality trikes in the $US999 to $US1600 range have been introduced recently).

Mason Hunt, the protagonist of Martin Clark\'s powerful novel, \"The Legal Limit,\" is one of those smart country boys who make it, despite the odds. Reared by a mother <a href=http://www.biztrademarket.com/company_Desk-Bedside-and-Floor-Standing-Lamps_5_45_294.htm>floodlight</a> struggling to make ends meet with factory work, he lands a job as the commonwealth\'s attorney in his Virginia hometown, Stuart.

At this point, halfway through the book, \"The Legal Limit\" becomes an edge-of-your-seat legal thriller. Before that, though, it meanders along at a country-lane pace, documenting Mason\'s rise as a lawyer and his subsequent return to rural life.

It\'s an enjoyable journey. Clark, a circuit judge who lives in Stuart, knows his novel\'s turf intimately, and his ear for dialogue and attention to the details of his rural setting are superb.

Once the investigation begins, though, the pace quickens, and the nature imagery turns predatory.

When two investigators first interview Mason about his brother\'s claim, Clark writes that their patient questioning \"reminded Mason of the summer toads at the farm, always biding their time beneath a floodlight or brightened transom, vigilant brown lumps watching . . . watching . . . watching . . . watching, waiting for a gnat or moth to dip too deep and become food for a sticky, darting tongue.\"

The issues at play in \"The Legal Limit\" are weighty -- among them, the bond (and limit) of fraternal loyalty and the subtle distinction between justice and the law. Clark manages to make <a href=http://www.floodlight.co.uk/>www.floodlight.co.uk</a> them emotionally compelling, rather than programmatic -- no mean feat.

But that shift to nail-biting thriller is a rush, and readers watch the dark knight online may find themselves taking sides on the philosophical issues only after they have finished the book.

Star Wars games used to be great. Think the original arcade game in the 80s. Or the Super SNES games and the likes of Tie Fighter and Dark Forces in the 90s. But the last ten years or so havent been kind to fans of the Force. Remember gaming atrocities like - shudder - Masters of Teras Kasi, Obi-Wan and the official prequel games. era memories for good. I recently spoke to LucasArts Project Lead Hayden Blackman about Force Unleashed, George Lucas and the stresses of creating a new Star Wars game.

Early on we started talking to the guys behind the physics engine Euphoria but we had already created some concept videos at this point which showed the whole unleashing of the Force concept. Initially we had assumed we would use Havok for the physics. We didnt talk to the DMM guys until later on. So the early focus was very much on the story and game ideas rather than tech. Of course when you get something like DMM and Euphoria it brings on new ideas. We realised we could get these great environmental effect with DMM for example where we change materials on the fly. It helped and inspired us to create a planet full of giant mushrooms for example. So a bit of both then but TFU was driven more heavily by the game than the tech.


You are pitching this game as <a href=http://www.starwarsgalaxiesonline.com/>www.starwarsgalaxiesonline.com</a> the new film. Was this is a conscious decision from the early days or purely marketing hype to create a bigger buzz amongst Star Wars fans?

It happened quite organically early on when began nailing down the story and where the game was set. I love a lot of our games like Knights of the Old Republic and Dark Froces but they dont have Darth Vader and they dont deal with the big events between the two trilogies. Once we got the storyline and once we realised there were some big beats and twists in the plot and characters we saw that the game had started to become more of an event. We realised we had a fun game in development and then the action figures and comic guys got excited and signed up. As games people we had to get excited about the game first and then we got the rest of Lucas excited too. Weve got a great team here. Weve gone through adversity but hopefully weve created a great game.

New Delhi, July 19 - If India did not import export nuclear technology or fuel - that the US nuclear deal is expected to facilitate - then it could face an unmanageable deficit kismat konnection review in electricity demand that could <a href=http://www.exim.gov/>www.exim.gov</a> balloon to 412 giga watts - or 412 billion watts by 2050.

By mid-21st century, the projected electricity demand is about 1250 GWe that will have to be met by increasing coal and oil import exports. To bridge the gap of 412 GWe, the required coal import export would be 1.6 billion tones in 2050.

But this chasm between supply and demand could be bridged if India started <a href=http://www.biztrademarket.com>import export statistics</a> to import exported Light Water Reactors - for just eight years from 2012 to 2020, as per a Department of Atomic Energy case study.

The LWRs with an installed capacity of 40 GWe may only meet a small portion of the demand, but the spent fuel from LWR will be used to launch Fast Breeder Reactors for the third stage of India\'s nuclear programme.

This scenario projects the deficit gap will be relatively negligible at just 7 GWe in 2050.

But, if India delays the <a href=http://www.biztrademarket.com>import export</a> of nuclear technology till later, then the deficit would be much higher.

The deficit is project at 178 tonnes, that could be met by import exporting 0.7 billion tonnes of coal.

India has a three stage nuclear programme, implemented by Department of Atomic Energy, which begins with construction of pressurized heavy water reactors -, whose spent fuel is reprocessed to obtain plutonium. Then, this plutonium is used to fuel Fast Breeder Reactors in the second stage. The third stage comprises of power reactors using Thorium internet health as fuel.

India is currently constructing a 500 MW prototype fast breeder reactor.

As per the DAE studies, plutonium-based FBR will start electricity production <a href=http://www.biztrademarket.com>import export agent</a> around 2020 - the supply rising sharply before plateauing about 2045-50.

But around that period, India will finally be able to harness its enormous thorium reserves whose production is deemed to show a sharp upward curve to about 650 GWe at around 2060.

If thorium is introduced at the second stage of pressurized heavy <a href=http://exim.indiamart.com/>exim.indiamart.com</a> water reactors, then the installed power capacity will not go beyond a certain peak of just 36 GWe, that will also be only be for a very short period.

DAE studies have shown that the right time to introduce thorium would be in the third decade after the launch of Fast Breeder Reactors. Once FBR reached 200GWe, thorium-based fuel should be introduced then.

If the safeguards agreement with International Atomic Energy Agency - is signed, then international monitoring will be restricted to facilities that India identifies as civilian.
